Amount

The cost of the loan depends on your property's sale price and whether or not a preliminary sales agreement was signed.

The net sale price is calculated as follows:

  • initial sale price of the preceding property (the price on the call option, preliminary sale agreement or listing contract)
  • minus the outstanding capital on any loan(s) that financed it
  • minus the real estate agent's commission, if the borrower is responsible for paying it

Term

The term of a Bridge Loan is short, limited to two years.

Interest rate

The rate is fixed and determined based on your project.

  • You want to purchase a new home without waiting to sell your current home. BNP Paribas offers you a bridging mortgage loan for an amount that will allow you to purchase this new property. This loan will be repaid using the proceeds from the sale of your former home. The term of a Bridge Loan is usually between 1 and 2 years.

BNP Paribas mortgage loans (excluding regulated loans) are intended for financing the purchase of a principal or secondary residence, a rental investment or any real estate-related works. The borrower has a ten-day cooling off period, as of the date the offer was received. The purchase is contingent upon a mortgage loan being obtained.
